Extraordinary Services
The following items are included in all strata management agreements.
• Monitor and arrange for recovery of contribution arrears• Instructions given regarding debt collections• Engage consultants as directed (at strata cost)• Arrange for the preparation of income tax returns• Make an application for tax file number, ABN and GST registration• Assist auditor in providing accounts and records for audit• Invest excess funds at directions of strata company• Prepare and lodge Strata insurance and process claims• Administer claims/activities involved in minimisation of loss• Copy and mail to proprietors’ newsletter etc prepared by strata company• Prepare non-routine correspondence and post• Prepare documentation for solicitors on proceedings as required• Provide proprietors address labels• Provide facilities for inspections of records• Telephone attendance for consultants/legal advisors• Telephone attendance for tenants/occupiers/letting and selling agents• Manage a greater volume of inquiries from proprietors than is reasonable• Attendance at meetings outside of business hours• Prepare and distribute notices and agenda for council meetings• Attend council meetings as required• Prepare and distribute minutes of council meetings• Prepare and distribute notices and agenda for adjourned meetings• Prepare and distribute minutes of Adjourned Meetings• Attend property at request of strata company• Arrange non-routine maintenance, repair & replacement of common property (upgrades etc)• Liaise with consultants/builders regarding non-routine work to be carried out• Attend property at request of strata company• Attending property for afterhours emergencies• Attend to contract completion, signing up of subcontractors• Liaise with solicitors in accordance with resolutions bylaw amendment• Arrange drafting of bylaws, amendments to bylaws and bylaws reviews• Arrange for registration of bylaws• Attend the property for bylaw enforcement• Prepare and issue notices for breach of bylaws• Prepare & lodge applications for orders, briefing and/or relevant attendances• Attend court, tribunal or mediation• Provide copies of bylaws to councillors, proprietors, tenants & letting agents
